Common questions about listing

Do I pay anything up front?

No. The 5% commission comes out of your proceeds at closing. If the contract doesn’t sell, you owe nothing.

Can I get an instant offer and still list?

Yes. The instant offer gives you an immediate option. But, if you would rather list and try to get more, we’re very happy to do that as well.

What is Disney’s right of first refusal?

Every DVC resale contract goes to Disney first, and Disney can buy the contract at the agreed price. Disney has up to 30 days to decide, and the process usually takes a few weeks. We submit it and keep you posted; if Disney takes it, you still close at the same price on the same terms.  The only things that change are the buyer; and, in some cases, the closing agent.

Who handles closing, and who pays closing costs?

An independent and licensed title agency and/or attorney handles the paperwork and funds. With DVC resales the buyer customarily pays closing costs, so the seller’s 5% commission, a modest estoppel fee, and prorated assessments on  borrowed points are the only standard deductions from the sale price.
